Custom Signs & Displays
Markful offers custom real estate signs and displays including yard panels, riders, directional signs, and specialty shapes. All signs are produced in-house in San Diego and are available through your branded shop, the Upload Your Own Artwork path, or our Customizable Templates.
FINDING YOUR SHOP
Most sign orders are placed through your company's branded shop on Markful.com. Your shop already has your company's approved templates and branding set up.

HOW TO ORDER
1. Navigate to your branded shop or go to the signs page at markful.com/custom-real-estate-signs-and-frames
2. Select your desired sign design and size
3. Choose your material, grommet option, and quantity
4. Click Start Personalizing to open the editor and customize your sign, or select Let Us Design It for You if you would like our in-house art team to create a custom design for you
5. Personalize your sign in the editor with your information, or upload your completed artwork
6. Review your proof carefully before approving
7. Complete checkout
Once you approve your proof and place your order, it goes directly into production. Changes are not possible after checkout.
ORDERING PATHS
Branded shop — the most common path. Your company's templates are pre-loaded with approved branding. Select your sign design and size, click Start Personalizing, personalize your information in the editor, approve, and order.
Upload Your Own Artwork — for agents who have a fully designed, print-ready file. Select your sign size, click Start Personalizing, and choose the Upload Your Art option in the editor. All Upload Your Own Artwork orders are reviewed and proofed by our art team before production. Your proof will be sent for approval before we begin printing. This adds approximately one business day to the production window.

Customizable Templates — available at markful.com/custom-real-estate-signs-and-frames. Select your sign design and size, click Start Personalizing, and choose from a range of templates to personalize online.
Let Us Design It for You — select this option on the product page instead of Start Personalizing. Our in-house art team will create a custom design from your instructions and assets for a flat $25.00 art fee. Your first proof is delivered within 2 business days. Production begins after you approve.
SIGN SIZES & TYPES
Signs are available in a wide range of sizes and types including yard panels, riders, directional signs, arrow signs, house-shaped panels, dome panels, pennant panels, and specialty key shapes.
Common sizes include 18x24, 24x18, 30x24, 24x30, 24x24, 36x24, 12x24, 9x24, 6x24, 12x18, 18x12, 12x12, and smaller specialty sizes.
All sign dimensions are listed as Height x Width.
TRUE SIGNS VS. STANDARD SIGNS
Many sign sizes are available in two versions — a standard sign and a True sign.
Standard signs are undercut by 1/8 inch from the stated size. This makes them easy to slide into double-stake frames and slip-in frames — the slight reduction in size allows the sign to fit cleanly into the frame.
True signs trim to the exact stated dimension. These are better for post hanging with grommets or when you need the sign to be precisely the stated size.
If you are ordering for a double-stake or slip-in frame, standard is the right choice.
MATERIALS
Four material options are available on all sign sizes:
Corrugated Plastic 4mm — the base material. Lightweight and cost-effective. Best for temporary use such as open houses and directional signs. Estimated outdoor lifespan is approximately 6 months depending on conditions.
Polycomb 3mm — more durable than corrugated plastic. Better suited for signs that stay in one location. Estimated lifespan is 6 months to 1 year.
Aluminum Composite (ACM) 3mm — long-lasting and all-weather. Designed for signs that will be reused across multiple listings. Estimated lifespan is 1 year or more.
Reflective Aluminum Composite 3mm — same durability as ACM with a reflective finish for increased visibility at night. Estimated lifespan is 1 year or more.
Material upcharges for Polycomb, ACM, and Reflective ACM are shown on the product page and vary by sign size.
GROMMET OPTIONS
No Grommets — base option, no additional charge. Standard for H-stakes and slip-in frames.
Top Grommets — $2.00 per sign. For hanging from a post or A-frame.
Top and Bottom Grommets — $4.00 per sign. For hanging with a rider linked below.
Custom grommet placement is available.

SIGN KITS
Sign kits bundle a sign panel with a compatible frame or post at a discounted combined price compared to buying the sign and hardware separately. Compatibility is guaranteed — all components in a kit are pre-matched by size. Sign kits are a great option if you are purchasing hardware for the first time.
PRICING
Sign pricing varies by size, material, grommet option, and quantity. The most accurate way to get a price is to go to the product page and select your options — the price updates in real time before adding to cart.
Volume pricing is available for orders of multiple signs of the same size. You can mix and match different designs as long as the size is the same — the volume discount still applies. Material upcharges stay the same per sign regardless of quantity — only the base sign price receives the volume break.

PRODUCTION & SHIPPING
Standard production time is approximately 3 business days. During peak seasons, production may take longer.
Upload Your Own Artwork orders require art team review and proofing before production begins, adding approximately 1 business day.
Let Us Design It for You orders include a proof delivery within 2 business days. Production begins after you approve your proof.
Signs ship from San Diego, CA. Shipping is calculated at checkout based on your order weight and destination. Signs — especially ACM and larger sizes — are heavier than most print products, so shipping costs may be higher than expected.

REORDERING
Go to Account > My Orders to find your previous sign order and choose:
Buy It Again — reorders the exact same sign with no changes. No fee.
Buy It Again with Changes — need to update your design? A $10.00 change fee applies. Describe your changes and our design team will make the updates. Your proof is delivered within 2 business days.
FREQUENTLY ASKED QUESTIONS
What is the difference between a True sign and a standard sign?

How do I know which material to choose?

Can I order signs without a shop connection?
Yes — go to markful.com/custom-real-estate-signs-and-frames to order using Upload Your Own Artwork or Customizable Templates without needing a shop connection.
What file formats are accepted for Upload Your Own Artwork?
We accept PDF, JPG, and PNG files. PDF is recommended for best print quality. Files must be 300 DPI at the final print size and under 10 MB. Artwork should be set up in CMYK color mode. Safe area, trim, and bleed dimensions are shown on each product page.
My arrow sign is pointing the wrong direction on one side.
This is a common issue with double-sided directional signs. When a sign is printed double-sided, the back is the mirror image of the front. If you used the same file for both sides, the arrow will point the correct direction on the front but the wrong direction on the back. The back file needs to be a horizontally mirrored version of the front file. Branded shop templates handle this automatically — this only applies to Upload Your Own Artwork orders. Contact our support team if you need help.
Can I make changes after I place my order?
Once you approve your proof and complete checkout, your order goes into production and changes are not possible. If you need to make an urgent change, call us at 1-800-789-6247 immediately — if your order has not yet entered production, we may be able to help.
What if my signs arrive damaged?
Contact our support team with photos of the damaged signs and packaging. We will work with you to make it right.
